TAMAN MELATI UTAMA's project
consists of condominium and strata shop offices. The Platinum
Victory Development Sdn. Bhd. purchased a 32-acre freehold site
in Taman Melati Utama in early 2002, which is currently being developed.
Launched in 2002, the first phase comprised 950 units in six 17-storey
blocks of condominiums and three 3-storey block of shop offices
on 38 shop lots. The shop offices are priced from RM1.28 million
to RM2.50 million and are all sold out.
The condominiums, which have all been sold,
come with built-ups of 1,200 sq ft to 1,500 sq ft and with four
bedrooms instead of the normal three bedrooms. They we priced
from RM170,000 to RM500,000. Another 475 condominiums units which
are 80% sold, are under construction now. The remaining 1,000
condominium units will be built over the next three phases.
Most importantly, the Taman Melati
Utama condominiums are seeing good capital appreciation
- a unit sold at the developer's price of RM175,000 was transacted
at RM220,000.
